Proposals for the exciting £10million redevelopment of buildings on Linenhall Street and Clarence Street within Belfast’s vibrant Linen Quarter are set to be submitted to Belfast City Council this winter as Surrey-based development company Domus UK Ltd, owned by NCH Capital Inc., seeks to invest in further regeneration of the district.
Under the proposed plans, Belfast’s historic Linen Quarter, one of the city’s most attractive areas, will host a new Grade A office development designed to enhance the district’s prominent position as a thriving employment and leisure destination.
The proposal comes months after news of the BBC’s planning application submission for the redevelopment of Broadcasting House on Ormeau Avenue, Belfast, which will see the creation of a new ‘central hub’ linking the existing BBC buildings and development of a new public plaza on Linenhall Street.
The forward-looking redevelopment plans will look to enrich the existing signature architectural style associated with the Linen Quarter and introduce complementary new buildings to its streets including the development of a c. 5,000 sq m of Grade A office space. The regeneration plans will also provide public realm apartments.
The major regeneration scheme, designed by Hester Architect practice, will be designed with respect to the rich built heritage of the surrounding Linen Conservation Area and will contribute to the ongoing transformation to this area of the city centre.
The plans put forward the redevelopment of buildings and land in the City Centre area including nos. 27 to 37 Linenhall Street, located to the south of the Ulster Hall, and nos. 8 to 10 Clarence Street.
Ian Layford, spokesperson for Domus UK Ltd commented: “Belfast’s Clarence Street and Linenhall Street collectively have a strong legacy as a leading business district in Belfast as enterprises continue to be attracted to the area due to its prime location as a connectivity hotspot. This redevelopment proposal, along with other exciting plans such as the BBC’s well-known plans to transform its Broadcasting House headquarters, will help contribute to enhancing the Linen Quarter’s position as a thriving, urban landmark network to both regular and visiting users of the area alike.”
Subject to planning approval, the redevelopment plans will begin in winter 2020. As part of the Pre-Application Community Consultation process, Domus UK Ltd will run a drop-in public exhibition on Tuesday 12th November from 3pm – 7pm at the Clayton Hotel, Ormeau Avenue, Belfast, to further discuss its proposals with the public.
Philip Stinson, Director with the project’s planning consultants Turley also commented: “This contemporary regeneration proposal is part of a city-wide response to the changing needs of Belfast residents, workers and visitors. Our client’s plans for these well-known Linen Quarter streets, as well as the development proposals already submitted by neighbouring organisations, demonstrate the importance of maintaining the district’s appeal as an enduring and exciting place to work, live and enjoy.”
